A selection of interesting Hot Property listings on the market in August.
18 Tincogan St Mullumbimby
This is one of the grand old homes of Mullumbimby. Built in the 1890s, this stately old home has 12 foot, pressed metal ceilings and hardwood timber floors. It is on 836 m2 of land with a good location on the edge of the CBD – across the road from Mullum Civic Centre. Many older locals will remember it as the location of one the earlier more innovative internet providers – Linknet. I remember going there in the late nineties to learn the difference between an ISP and a DVD. The price guide is $1-1.1M.
There is likely to be a big demand for industrial units anywhere in the Shire in the future. All the industrial unit estates I know of are nearly full. Council is scrambling to get more in the pipeline and has been begun an “employment land strategy” with 5 parcels of land under investigation. On the cards are expanding Billinudgel and Mullumbimby industrial estates, the land used for the highway upgrade south of Bangalow road and east of the highway. Also looking at both sides of the Pacific Highway at Gulgan Road. That means taking over part of the Blues festival site as well as the western side of the highway.
There are two interesting industrial units on sale at the moment. Dudgeons Lane, Bangalow is a large complex with a few buildings. 17 Grevillea St Byron Bay is a large 1142 sq metre block with potential to subdivide and further develop. 3/12 Tasman Way Byron Industrial Estate is the standard 150 sq metre unit including a mezzanine. Its listed with Ray White Byron for $500-550,000.
58A Paterson Street, Byron Bay
This is a property in the golden grid of Byron. It is very unique and beautiful. It is an architect design and Master Builder of the year award. It has three bedrooms on the ground floor with large, open plan living-dining-kitchen on the first floor. The finish is immaculate with an optimum use of space and clever design. Great location as just around the corner from the popular Top Shop cafe, walk to town and walk to the beach. Shortly to be listed with Brett McDonald at Harcourts Byron Bay. (BPS declares an interest as the vendor’s advocate).
67A Carlyle Street, Byron Bay
The so-called golden grid keeps getting more gilded. To compare the above with a vacant block just a bit closer to town and beach. This 580 sq metre vacant block is listed with Jeremy Bennett at Byron Bay Property Sales for $1.95M – 2.1M.
5945 Tweed Valley Way, Mooball
Mooball is about to get a new small subdivision. More about that later. In the meantime, here is a reasonably priced block for potential first-home buyers. This is a north-facing 993 m2 block in the village of Mooball but still with a rural aspect. Looking for $380,000 with Raine and Horne Byron.
Luv the Queenslander
As some parts of the shire cool, some parts stay strong. Homes with any degree of distinction or character are still finding favour – especially if in popular areas. Bangalow and South Golden Beach are two such places.
60 Parrot Tree Place, Bangalow
This classic, fully renovated Queenslander goes to auction on August 18 under Greg Price of McGrath. It is part of an area in popular Bangalow where all properties, new and renovated, must adhere to the pre-set covenants and have character features. Sometimes these areas can look contrived and staged, but I think this precinct will be successful and should have good capital gain potential. This 3-bed, 1-bath high-set home is looking for around $1M.
36 Robin Street, South Golden Beach
SGB has been running hot for a while now, but apparently, this new listing went off the chart when launched last week. The high set Queenslander will see it high and dry in any future flooding events. It’s on a 639 m2 block and the reno has completely opened up the house to catch sea breezes and garden views. Looking for $1-1.1M with Julie Ann Manahan at Raine and Horne Ocean Shores.
1 Mona Lane, Brunswick Heads
Location location location etc. This property is absolute river frontage in Brunswick Heads. Only half a dozen properties have this position. It’s a large old brick house with 4 beds, 2 baths and a big ground floor area, which includes a double lock-up garage. Going to auction and a date yet to be set. Listed with Michele Jackson at Raine and Horne Byron Bay.
100 Binna Burra Road, Binna Burra
Sometimes I take on a client looking for a tourist or retreat facility. At the moment I do not have any but this property in Binna Burra would fit the bill. Tourist facilities with valid permits and approvals are hard to find. Especially now that the wedding venue industry is tightening up. 8 bedrooms, 7 baths and parking for 15 cars. Going to auction with Helen Huntley-Barratt from First National Byron if not sold prior.
MO in Coopers Lane, Main Arm
This Multiple Occupancy share is part of a 100-acre community just 10 minutes out of Mullumbimby. It has a fairly solid 2 bedroom home and a shed. Both structures need some TLC but the site has excellent easterly views and good access. Its a well-functioning MO with many of the shares selling well over market average. This is an owner seller but BPS declares an interest as the Vendors Advocate. Price is $320,000. Contact Michael Murray for more information.
