Byron Central: Hot Market Simmers
As mentioned in Around the Traps, the hot market has settled a little in Byron Bay town. Especially what is know as the Golden Grid. These are the blocks east of the CBD bordered by Marvel, Ruskin and Massinger Streets. Carlyle Street, for example, has just had a sale at #59 for $4.5M with a new listing at #53 for just below $4M (listed with Tara Torkkola from First National).
The heat is still being felt in the main outlying villages: Brunswick Heads, Mullumbimby and Bangalow. Especially Mullumbimby, it seems like everyone has just discovered cute little Mullum and wants a piece of it. Lets hope they don’t love it to death.
45 Lawson, Byron Bay
Another top end listing in Byron is a ground floor apartment in the beachfront complex called “45”. This is where the old Holiday Inn used to be and is the last block of units on the left on the way to the Pass. It is a three-bedroom unit listed for $3.75M by Tony Farrell from LJ Hookers.
83 St Helena Road, McLeods Shoot
This property would have one of the best views in the shire. It is tucked in off the ridge line on St Helena east of the freeway and has sweeping views of the Bay and Julian Rocks. One of the Singh family put up a monstrous two story 9-bedroom, 9-bathroom brick house on it with a pool. It needs to find someone with $3.6M and a good flare for renovation.
Singh Family Holdings
The Singh family mentioned above is a good “local colour” story. A number families from India, all called Singh, settled here generations ago. They are diligent and hard working and have many commercial ventures in the area. They are not showy or ostentatious even though they would have ridden the booming rural land price increases and they are still active in buying and selling property.
As I attend a few auctions, I particularly enjoy it when the Singh representative shows. He is obviously just off the farm in work clothes and old ute. Its good to see a representative of the old agricultural community head to head with the tree changers from the city and outbidding them.
604 Lismore Road, Bangalow
This is another 9-bedroom grandiose “home on a hill” just south of Bangalow. It is also big and brick but a lot more palatable than the previous on at St Helena. This one is on 30 acres and has a separate 4-bedroom home as a dual occupancy. Listed by Glenn Irwin at LJ Hooker for $3.5M.
22 Brookview Court, Ewingsdale
This property sold fairly quickly – and so it should; I have always liked it. It’s a 5-bedroom Japanese pavilion style on a very private ¾ acre garden. It went to contract somewhere around $1.8M a few days after being listed with Paul Banister at First National.
20 Jubilee Ave, Mullumbimby
Here is a good business opportunity for someone in Mullumbimby. 20 Jubilee is an old house on a large block (1132 M2) opposite the Mullum High School. The house and grounds would make an excellent day care facility and I hear this area is crying out for more day care centres. This is the prime breeding ground for rug rats now, not cattle.
Sunsets, Fowlers Lane, Bangalow
Rural lifestyle blocks are highly sought after so this new Community Title release just outside Bangalow should see some action. Five of the total eleven blocks are being released in Stage One. They are attractive lots with pretty rural aspect but the lots in Stage Two are the ones up high with good views. The blocks will be going to auction with Janice Maple at Elders Bangalow on December 2nd. Price estimates will expect around $800-900K each.
